This website (the “Site”) is operated by JR K Productions, LLC, doing business as Texas Portfolio Realty (“we,” “us,” or “our”). By accessing or using the Site, you agree to these Terms of Use. If you do not agree, do not use the Site.

You must be at least 18 years old and legally able to enter into contracts to use the Site. By using the Site, you represent that you meet these requirements.

Content and tools on the Site are for informational and educational purposes only. They are not investment, tax, legal, accounting, or financial advice, and do not create a fiduciary, advisory, or attorney-client relationship.

A real estate agency relationship with Texas Portfolio Realty is established only by a written representation agreement signed by you and the broker. See our Disclosures page for the Texas Real Estate Commission’s Information About Brokerage Services notice.

The Site’s tools (Deal Analyzer, AI Scout, Neighborhood Analysis, 1031 Planner, etc.) generate hypothetical projections and estimates based on the inputs you provide and assumptions derived from public data. Outputs are not guarantees or predictions of return, rent, appreciation, occupancy, expenses, or tax outcomes.

AI-generated suggestions may contain errors or omissions. You are responsible for verifying all figures independently and consulting your own licensed professionals before making any investment, tax, legal, or financing decision.

If you create an account or submit content (deal inputs, saved analyses, feedback, messages), you are responsible for that content and for keeping your credentials confidential. You represent that your content does not violate any law or third-party rights.

You grant us a non-exclusive, royalty-free license to host, store, process, and display your content as needed to operate the Site and provide its features.

You agree not to:

• Reverse engineer, scrape, copy, or resell any part of the Site or its outputs.
• Interfere with the Site’s operation or security, or attempt unauthorized access.
• Use the Site to solicit, market, or contact users without written consent.
• Submit false, misleading, or infringing information.
• Use the Site to violate any law or regulation, including fair-housing laws.

The Site, including its text, graphics, logos, calculator methodologies, and software, is owned by or licensed to JR K Productions, LLC and is protected by U.S. and international copyright and trademark laws. You may view and print reasonable personal, non-commercial copies. All other rights are reserved.

The Site may display information from third parties (e.g., TREC, MLS providers, mapping and data vendors) or link to external sites. We do not control and are not responsible for third-party content, products, or services.

The Site and all tools are provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that the Site will be uninterrupted, error- free, or free of harmful components.

To the fullest extent permitted by law, JR K Productions, LLC, its members, employees, and licensors are not liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or lost profits, arising out of or relating to your use of the Site or its tools, even if advised of the possibility of such damages. Our total aggregate liability for any claim arising out of these Terms will not exceed $100.

You agree to indemnify and hold harmless JR K Productions, LLC and its affiliates, officers, and employees from any claim, loss, or expense (including reasonable attorney’s fees) arising out of your use of the Site, your content, or your violation of these Terms.

These Terms are governed by the laws of the State of Texas without regard to its conflict-of-law principles. Any dispute arising from these Terms or the Site will be resolved exclusively in the state or federal courts located in Bexar County, Texas, and you consent to personal jurisdiction there.

We may update these Terms from time to time. Material changes will be indicated by updating the “Last updated” date above. Continued use of the Site after an update constitutes acceptance of the revised Terms.
